Booking

How do I book a home?

You can either make a booking directly on this website by using the online interface, or you can call our office at (603) 726-3076 ext. 279.

Is booking online secure?

We implement a variety of security measures to maintain the safety of your personal information when you place an order. We offer the use of a secure server. All supplied sensitive/credit information is transmitted via Secure Socket Layer (SSL) technology and then encrypted into our payment gateway provider’s database. It will only be accessible by those authorized with special rights to such systems. They are required to keep the information confidential. After a transaction, your private information (e.g., credit cards, Social Security numbers, financials) will not be stored on our servers.

Do you have a map of the resort?

Are towels and linens included?

Yes, all towels and linens are included.

Is the pool shared or private?

The pool is located at the Activity Center and is shared by residents and renters alike.

Are there fitness facilities on-site?

Yes. The fitness room is located in the Activity Center.

Where do we place trash during our stay?

Please bring your bagged trash and recycling to the Maintenance building at the base of Lafayette Road. Please note: the trash dumpster is a compacting dumpster. Walk between the dumpsters and look to the left. Lift the black lid and place your trash bags in the receptacle area. Turn to the right and you’ll see a box with three buttons. Push in on the key labeled “Start” and you’ll engage the compactor.

Will there be housekeeping during our stay?

Unfortunately, we do not offer housekeeping mid-stay.

Do the homes have a washer and dryer?

Our Gambrel homes contain a washer and dryer, our Tiny Cottages do not.

Can I bring my pet(s)?

There are two home that are dog-friendly. Please view our short-term and monthly dog policies.

Is smoking allowed in the rental home?

No smoking is permitted inside any of our rental properties or within 10 feet of the homes. If there is any evidence of smoking, your credit card on file will be charged for property damage.

Do the homes have a full kitchen?

Only our Gambrels contains a full kitchen with utensils and dishware. Our Tiny Cottages contain kitchenettes with utensils and dishware.

Is there a restaurant on-site?

Yes. Panorama Six82 is an award-winning eatery located in the Clubhouse at 40 Clubhouse Lane. Hours vary depending on the time of year.

Check-In & Logistics

When am I allowed to check in?

Check-in time begins at 3 p.m. on the day of your arrival.

When should I expect to check out?

All guests must check out by 10 a.m. on the day of their departure.

Where do we check in?

Check-in location varies each season. Please consult your welcome e-mail for check-in location.

 

What if we need a late check-in (after 7 p.m.)?

Late arrivals (those after 7 p.m.) must be scheduled and agreed upon in advance. A late check-in fee may be assessed if prior arrangements have not been made. Please contact Ryan McIntosh at rmcintosh@owlsnestresort.com or (603) 726-3076 ext. 299 if you require a late check-in.

Payments & Cancellation

Payments

We accept American Express, Discover, Visa, or MasterCard.

Reservations and Deposits

All reservations require a 50% deposit payment to hold chosen dates.

Cancellation Policy

Holiday reservations are non-refundable. At other times of the year, full refund of deposit is given with 30 days’ notice; 50% refund with 15 days’ notice. Deposit is forfeited if cancellation made within 14 days of Arrival Date. The tenant shall be responsible for all occupants of the unit/s rented, scheduled golf, meals, and for any charges resulting from the use thereof. Please note that a reduction in the number of occupants does not necessarily mean a reduction in the total payable for this booking.

Reservation Prices Do Not Include

Reservation prices do not include expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.

Responsibility

  • Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.
  • Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

Use

  • It is agreed that the Premises shall be used only for residential purposes, and for no other purpose whatsoever. No animals shall be allowed unless Tenant and Landlord sign a formal agreement.
  • Tenant in the possession, use, and occupancy of the Premises agrees to observe and comply with all restrictions, laws, and ordinances affecting the Premises or occupancy thereof.
  • Tenant further agrees that no use shall be made of the Premises, nor acts shall be done, which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
  • Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.
